  • In the UK, most outbuildings fall under permitted development rights and don’t need planning permission provided they meet the following criteria:

     

    • Size & Height:

      • Single storey only.

      • Max eaves height: 2.5m.

      • Max overall height: 4m (dual-pitched roof) or 3m (other roofs).

      • If within 2m of a boundary, max height is 2.5m.

    • Location:

      • Not in front of the principal elevation (front garden).

      • Total outbuilding coverage must be < 50% of the curtilage (garden/land around the house).

    • Use:

      • Must be for a purpose "incidental to the enjoyment of the dwelling house" (e.g., shed, gym, office).

      • Cannot be a self-contained living accommodation (no kitchens, bathrooms for independent living – only under planning permission!).

    • Features:

      • No verandas, balconies, or raised platforms over 30cm high.
