Usually you do, however smaller extensions that fall within permitted development rights may not have to apply for formal planning permission. We can help guide you on this based on your ambitions and plans for your home.

Each house is different and in general it comes down to your specific plot and how your plans might impact your neighbours.
That said, as a rough baseline based on permitted development rights (no prior approval) you can extend back up to 3m (4m if it’s a detached property), with a max height of 3m if within 2m of a neighbour’s boundary. With prior approval you can essentially double these. You generally can’t cover more than 50% of the land around the original house without planning permission.

A single-storey extension typically takes 3 to 4 months to build, but the entire process from design to completion often spans 4 to 9 months, factoring in 8+ weeks for planning permission, complex designs, and considerations for the actual construction methods used for foundations, walls, roofing, and finishing.

Surprisingly, the answer is often yes! It all depends on the scale of work, but some of our clients have remained at the property even during large scale extensions. That’s not to say that life doesn’t get a whole lot messier, busier and noisier!
